Buyer’s Advocate
STEP 1: Fact find & agree your brief
We spend time getting to know you, what’s important to you and take the time to fully understand the specifications of the property you are looking for.
STEP 2: Search & Inspect
Once we have a good understanding of what you’re looking for, we proactively take your brief to the market. This includes leveraging our extensive data base of local real estate agents, reviewing listings, seeking off market opportunities and attending property inspections. For properties we have mutually agreed fit your specification we will where possible arrange private inspections.
STEP 3: Due Diligence
We will undertake a thorough Due Diligence process to ensure you have all the facts on the property before you commit to the purchase. This will include but is not limited to, pricing research, checks with the local council with regards to development Applications or planned works, arranging building and pest reports, Strata Reports and any other checks that are relevant to the property.
STEP 4: Negotiate & Secure the Purchase
Following the due diligence process we will have a very strong indication as to where the value of a property sits. During this process we start to negotiate, taking instructions from you we will ensure you get the best purchase price possible for the property you wish to buy and will represent you at auction if required.
STEP 5: Settle
This step is all about communication, keeping in contact with your Solicitor, Mortgage Broker or Bank We will provide clear instruction to these professionals on your behalf and help to coordinate the process through to a smooth settlement.
STEP 6: Aftercare
Before taking ownership of the property, we will attend the pre settlement inspection to check for any unnoticed damage, and to ensure that any agreed improvements have been carried out as per the contract. We will walk you through this process to ensure there are no loose ends that need tying up before you pick up the keys.
Vendor’s Advocate
STEP 1: Fact find & agree your selling goal
We spend time getting to know you, your property and agree your selling goal.
STEP 2: Preparing your property for sale
We will provide professional advice around the presentation of your property and assistance with organising minor repairs and upgrades and will organise a free consultation with a property stylist if required.
Step 3: Agent selection
We will compile a list of the top agents in your area. Arrange at least 3 agent inspections and appraisals of your property and conduct a thorough review of the agents current and historic sales. We will finalise this step by negotiating a competitive selling fee and provide our recommendation for which agent to appoint.
Step 4: Close in on your buyer
We will provide further feedback on reports provided by the agent following inspections and open homes and ongoing advice and guidance throughout the campaign around price expectation and any offers received.
Step 5: Negotiation & secure the sale
We will provide rational, objective advice around the selling process. We will review offers made and ensure you get the best possible price for your property without feeling pressured into selling at a price below what you are comfortable with.
